Denise Richards was in NYC and stopped by to chat with Regis & Kelly.
In other news, Denise is having a few real estate issues.
The economic apocalypse has forced Richards to reduce the selling price of her California mansion. She has slashed 400,000 dollars off the asking price of her Hidden Hills home.
The former Bond Girl wanted $4.25M but now is asking $3.8.
Guess that reality show didn't really help too much.

Denise Richards is aiming to avoid the tears of the last
Dancing with the Stars performance and is buckling down with tough practices! The stunning celeb mom and current
DWTS partner of Maksim Chmerkovskiy was seen bounding out of the 3rd Street Dance Studio with a gleam in her eye-- I have a feeling that she's going to pull ahead next week. . . or at least try.
Is there anyone else out there who's rooting for her?

It looks like somebody was rethinking her choice of robe draping when we caught her traipsing about during her
Dancing with the Stars run-throughs! Also seen in full makeup (and wearing her robe a little more becomingly), Denise was caught here looking like she was a bundle of nerves both on and off camera on Monday.

DWTS: can she muster up her strength to withstand criticism for upcoming shows?

Denise Richards is still dancing away! The
DWTS contestant is getting geared up for her first performance on the show in March with her professional dancing partner Maksim Chmerkovskiy, who is currently engaged to Karina Smirnoff. It looks like Maksim didn't want to get too close to his partner when the snappers were around, to prevent us from getting any ideas. Look at those hands crammed in his pockets-- he's got the right idea!
We also photographed Denise leaving the 3rd Street Dance Studio after practice looking refreshed and youthful-- take a look at the thumbnails after the jump!

Denise Richards was caught grinning ear-to-ear as she walked into the 3rd Street Dance Studio in West Hollywood with her pro partner Maksim Chmerkovskiy. She hadn't even started and the endorphins seen to be getting to her already. It's either the thrill of her
Dancing with the Stars practice, the sight of that not-single but still hunky Maksim, or her bubblegum pink shirt... I'm guessing the second one!
That being said, Denise did admit that she's currently "dating-ish" and that it's "hard" when you are in the public eye. She clarified, commenting that "Let's just say I am not engaged to anyone."
